There is no need to worry about the Home Information Pack. When you instruct Curtis & Son to sell your property, we can organise the pack and provide you with all the advice and guidance you will require. It is possible to commence marketing, provided we have ordered the Pack on your behalf.
The Government has introduced HIPS as a part of wider reforms to cut carbon emissions from homes. The pack is made available to potential purchasers and will provide them with better information early on in the buying process. The pack comprises:

Property Information Questionnaire
The Property Information Questionnaire needs to be completed by the seller. It provides a helpful checklist of simple information about a property buyers need to know before making any decision on the property.
Energy Performance Certificate
The energy performance certificate tells you how energy efficient the home is on a scale of A – G. This certificate is produced after an inspection by a qualified Energy Assessor. Better rated homes should have less impact through Carbon Dioxide emissions. Included with this certificate are recommendations about ways to improve the home’s energy efficiency to save you money and help the environment.
Statement of Sale
Who is selling the property, confirming the address, any special provisions and conditions. Whether the property is registered or unregistered, Freehold or Leasehold.
Evidence of Title and Plan
A copy of the Title Documentation (Deeds) as held by the Land Registry, and official plan of land.
Local Authority, Drainage and Water Searches
Details of planning or other locally administered developments and plans which may effect the property directly or indirectly, the water/drainage search details of the water/sewerage arrangements for the property i.e. mains, sewerage and water or septic tanks, cesspools or soakaway etc.
Leasehold Information (if applicable)
Other Documents
These may include fixtures and fittings forms, Property Information form, Home Condition Report, Environmental Reports, copies of Planning consents etc. They may be included in the HIP should the vendor wish, but are optional.
